This is a proposed neighborhood design in an urban zone (RU-M) off West Markham Street immediately contiguous to existing residential and industrial construction. To the East it is bordered by the Ellerbe Creek and its associated bike path. The total site is heavily restricted by the riparian buffer from Ellerbe Creek and a Duke Power easement for power lines. Five lots per RU-M zoning are proposed utilizing flag lots and easements to create a central access and community courtyard which transitions to community garden and paths through the property and to the creek. A combination of duplexes with Accessory Dwelling Units over two car garages are integrated with one existing single family home with a new proposed ADU to provide for a total of fourteen dwelling units. Special consideration for this design is the interior focus, central courtyard/garden, and the connection to the creek and bike path along this central axis.
