This is a proposed neighborhood design in a wooded urban zone [RU-5(2)] with suburban feel. The 15,000 square foot lot is heavily restricted by a storm drainage easement. Use of small lot with zero lot line in the new Expanding Housing Choices language of Durham’s Unified Development Ordinance provides the opportunity for a combination of six primary residences of two or three bedroom designs. Four of the sites support one bedroom Accessory Dwelling Units. ADUs were specifically excluded from the central three bedroom residences to preserve a community gathering space easily accessible from all dwellings. Special consideration for this design emphasizes generous outdoor living spaces while also providing several different lifestyle housing options on a small lot.
