Brunswick Masterplans

After conducting research and analysis of our 842-acre site in Brunswick County, broader scale, master plan level designs were developed. The following are four master plan proposals, each with a different site approach: residential, conservation, mixed-use, and agriculture. Each plan provides a unique response to a site that could accommodate a wide range of proposals. The common goal is to provide alternatives that push the boundaries of traditional development practices.

  • The Brunswick Porch master plan proposal celebrates the characteristics of the residential porch, common to homes throughout the region. The plan seeks to conceptualize the qualities of a porch and to transpose those ideas throughout the site design. Different forms of "porches" transition one space to another, serve as places for community gathering and preserve a sense of ownership for residences.
  • Brunswick Porch
  • The master plan responds to the unique conditions of the site by winding roadways through a compact footprint of the developed area. This increases connectivity to natural resources and visual features, preserves open space for habitat and ecological value and creates natural areas that function as shared residential yards and stormwater management systems.
  • Named "The Legacy at Sunset" for the site's unique potential to set the standard for new coastal communities, the Gore family property will be a mixed-use development characterized by a diversity of people, spaces, and activities. It will be a community that provides integrated housing, employment, and recreational opportunities for people of all ages, races, and incomes. This integration also creates an environment that fosters social and economic inclusiveness and equality.
  • The Legacy at Sunset
  • A large network of greenways and walking trails encourage a pedestrian-friendly lifestyle where all residents will be located less than a five minute walk to a green space. An institutional presence through partnership with NC State University, NC Cooperative Extension, Brunswick County Public Schools, and Brunswick Community College will provide educational, research, and production-based facilities that will drive traffic and growth to connect the area to a larger network of academia. Commercial areas will have a similar integration of agriculture through marketplaces, general stores, restaurants, and other commercial buildings that provide residents with all the necessary amenities to live comfortably
  • Legacy Farms
  • Proposals respond to the cultural identity of the region while striving to create a unique identity and sense of place for the site. Structures are designed with consideration to design standards, environmental factors, and its relationship to adjacent uses or landforms. Systems aim to connect the site with surrounding properties and build on existing or proposed development, such as greenway trails or zoning classifications. From housing to education and research facilities to social gathering spaces, these design elements represent a variety of potential features that should be considered for integration into the future site master plan.
  • Brunswick RE.D.O. (Residential Design Ordinance) is a proposal for a high-density residential system that challenges traditional development but still operates within the framework of the county’s existing UDO. This alternative strategy increases opportunities for community interaction and engagement, walkability, the feasibility of affordable housing, and strategies for coastal resiliency. By using the 20% density bonus and restructuring the organization of setbacks on each parcel, unused private space, particularly between houses, can be minimized to allow for the creation of high-quality community spaces in other areas. Housing design strategies reflect architectural best practices for energy-efficient construction, and material selection is based on the environmental conditions of the coastal location. All components and relationships are designed to function in synchrony.
